What does this actually mean?…

portfolio: noun

pɔːtˈfəʊlɪəʊ

a range of investments held by a person or organisation . a portfolio of insured municipal securities

To be more specific a property portfolio can cover a multitude of varied scenarios. It can be vast, it can be small, it can be global, it can be both commercial and residential, it can be land holdings, basically anything to do with a property interest or investment.

We are today in a very fast and changing property market, portfolios therefore need to be looked at periodically, refreshed and updated. Values have fluctuated significantly in the last few years alone, planning policies can change overnight without knowledge, there have been burdening tax implications added, basically a moving landscape.

Where’s best today? Again, I do not believe this can be answered by any advisor directly as yet, we need the dust to settle on Brexit, we need our economy to return, confidence to be restored, travel restrictions and sanctions settled before you look overseas for instance, advance with caution. Old established advice has always been to diversify on type, area and level of investment. Look out for the unlikely has always paid dividends over the years, for example watch out for the release of Green Belt policies within urban areas, amalgamate leaseholds together to gain the overall freehold, ransom strips.

To support our portfolio advice we have a referenced team at our disposal of planning and architectural specialists to advise in depth any slightly more obscure investment opportunities. Developing projects out, land banking and renting are all, and have been the most popular portfolio investments and do need constant overseeing and recording updated values in order to manage a portfolio, we can help!
